Southold riding academy wins town approval

A riding academy proposed for an Ackerly Pond Road, Southold farm has cleared several hurdles in the town’s review process.
The town’s Zoning Board of Appeals has granted the two variances needed for the project to proceed.
Next up is town Planning Board review.
Brian Glenn and Lucille Sullivan intend to buy the 10-acre horse farm, which includes a small house and three barns, from William Bergrath and build a 14,400-square-foot indoor arena and a 5,200-square-foot barn.
During it’s Nov. 17 meeting the ZBA granted the variances on the conditions that the property owners live in the farmhouse and do not rent it to others. They’re also prohibited from holding horse shows, rodeos, weddings, car shows or other large events, and must also install secure fencing to keep horses from escaping.
The riding academy application rankled three neighbors who share a common driveway with the  farm. They had asked for a separate access to the farm and for covenants and restrictions on the property to ensure that no  large events can take place there. Mr. Glenn and Ms. Sullivan have incorporated another driveway into  their site plan.
The ZBA also requires two barns that were built without permits be removed or relocated to conforming locations on the property and legalized with certificates of occupancy and that certificates of occupancy must be obtained for all existing and proposed structures.
