Concerns over access to eatery planned for sharp curve in Mattituck

The town Planning Board is evaluating the traffic impact of a proposed new Latin restaurant in Mattituck.

The restaurant, La Gran Villa, would be located on the south side of Route 25, just east of the sharp turn across from Love Lane.

Engineer Robert Barrett of Cutchogue told the board during its Dec. 2 work session that in 1993 the state Department of Transportation advised placing “No Left Turn” signs, which would prohibit vehicles from crossing Main Road, at the property’s exit. The DOT did not voice any safety concerns at that time, he added.

Mr. Barrett said county health department permits are in place for the restaurant, which would seat 14 people and provide service on disposable dishes. A public hearing on the project was closed in November after no one spoke.

Planners agreed to visit the site to assess the traffic situation.

“That segment of Mattituck is brought up in every study,” said board chairman Martin Sidor. “That is a tricky turn. It behooves us to add as much security there as possible.”

SUPPORTING ALPHA

The Planning Board is drafting a letter of support for new variances for Ed Broidy’s proposed Pike Street shopping complex just east of Love Lane. After the town Zoning Board denied variances that would have allowed Mr. Broidy to retain an existing brick building and build a second two-story retail and apartment building, he scaled back his plan, which now calls for tearing down the brick building and building a one-story retail structure.

Despite their letter of support, planners say the project is still short on on-site parking, and they’re disappointed it no longer includes affordable apartments.

SPARKLING WAREHOUSE

The owners of Sparkling Pointe Vineyard in Southold plan to build a 5,800-square-foot warehouse on a one-acre sliver of property just west of the Route 48 winery, according to preliminary plans submitted with the town.

The warehouse would be a Morton building with a climate-controlled back room for barrels of fermenting wine and a front room for storage of farm equipment and pallets.

Town planner Brian Cummings said the planning staff is having difficulty finding the lot on the tax map and will need to research its history further. If constructed, the building would need several variances. Planning Board members voiced concern about whether the property has room for wide-turning vehicles.
