Planning Board approves Power Equipment Plus for Mattituck

The Southold Town Planning Board granted conditional site plan approval Monday to Power Equipment Plus.

Owners Joe and Phyllis Morgano purchased the former Lou’s Service Station on Pacific Street in Mattituck last year with the intention of opening their third Power Equipment Plus location.

Their two other stores are located in Southampton and East Hampton and carry a variety of construction and landscaping equipment for sale, rent and repair.

Under the proposal, the footprint of the existing 3,011-square-foot garage will not be altered. Instead, interior renovations will be made and 19 parking stalls will be created. An existing 2,800-square-foot building on the 1.17-acre property will remain as storage, according to the site plan.

During a special meeting before its Monday work session, the Planning Board granted approval under the following conditions:

• The site plan is for the retail sale and repair of power equipment and an accessory dry storage garage.

• The garage is accessory to the retail use and is for dry storage only.

• A natural landscaped area in the rear of the parcel and along the southern property line shall be maintained as a vegetative buffer and no parking of vehicles or storage of materials is allowed.

• A six-foot stockade fence along the south and southwest property lines shall be maintained as a buffer.

During an interview last August, Mr. Morgano said the Mattituck location provides a perfect opportunity to grow his business across Peconic Bay. 

“We’re looking forward to bringing more of a selection to the North Fork,” he said. “A place where you can go to rent a rototiller or simple stuff like carpet cleaner or a snake to clean the drain out.”
