Peconic Landing, Cutchogue Business Center on Planning Board agenda

The Southold Planning Board will meet Monday afternoon for a 2:30 p.m. work session followed by a public meeting at 4:30 p.m. Both meetings will be held in the Southold Town Annex Board Room on the second floor of Capital One Bank. Here’s what’s on the agenda:

• Peconic Landing’s planned $45 million expansion is among the proposals that will be discussed during the Southold Town Planning Board’s work session Monday afternoon.

The project — which would add 46 senior apartments, 16 private skilled nursing accommodations and a 16-suite “memory care facility” for seniors with cognitive impairment — is the largest expansion in the Greenport life-care retirement community’s 11-year history.

Pending site plan approval, Peconic Landing will break ground on the project in July. The facility’s 144-acre Soundfront campus currently has 250 residential units, 26 assisted living apartments and 44 skilled nursing accommodations.

Last month, Peconic Landing sales manager Laurelle Cassone said plans for the new facility are necessary to meet residential demand. She said the addition would be attached to the campus’ existing community center.

“We had a demand for these apartments since before we built the original apartments,” she told The Suffolk Times last month. “There is a huge need for this on the East End.”

In October, Peconic Landing received approval from the Zoning Board of Appeals for a new three-story apartment wing that will include more than 75 units. ZBA approval was necessary because town code limits buildings to two stories and a basement.

• A public hearing for the Cutchogue Business Center’s planned expansion will be held at the Southold Town Planning Board’s regular meeting Monday afternoon.

The proposal, which would add four buildings ranging in size from 5,000 to 11,000 square feet to the Oregon Road industrial park, first came before the Planning Board in August.

Existing tenants include North Fork Potato Chips and A Taste of the North Fork.

Southold resident Mark Miller, who owns the property along with his father, James, said this summer the new buildings would serve as a place “where local, food-related manufacturers can produce their products and, if they become successful enough, expand to purchase more lots.”

“We’re aggressively looking to develop the property,” he said.

Today’s public hearing is scheduled for 4:30 p.m.

The Southold Town Planning Board’s next regular meeting is set to take place Jan. 13 at 4:30 p.m. at Southold Town Hall.
